If you're thinking of using our services and currently have an agent helping you find your next home...
Consider this before you request our services:
1. Your current agent has access to the same information we do.
2. One of us will be wasting our time, money and resources. We rather not do that.
3. If we know that you're not loyal, you will not be a priority to your current agent or to us.
Bottom line? If you're happy with your current agent, please stay with him or her and use the services they provide. You will not regret it.
Does that mean that you should stay with an agent who is not servicing your real estate needs as you deserve?
Not at all.
It is time to leave an agent when that agent does one or more of the following:
1. Insists on showing you homes that are not within your stated criteria in terms of location, price, size or features. That agent is not listening to you.
2. Repetitively fails to answer your questions in a clear, easy to understand language. The agent leaves you confuse and/or feeling ignorant.
We strive to help you understand step one before we proceed to step two. You are making important decisions, you need pertinent information, we provide that for you. You're empowered to make informed decisions.
3. Doesn't answer your calls in a timely manner.
Your calls should be answered within 24 hours as a minimum. We do not answer calls while with a client, but you can expect a return call within a couple of hours.
4. Doesn't provide a CMA for a property you want to place an offer on.
This is crucial to you as a homebuyer because we (agents) make money based on commisions. The higher the price of the property, the more money we make. Thus, as our client, we show you what similar properties have sold for in the last 3 - 6 months, explain current market trends, weight the pros and cons of the offer you intent to make and leave the decisions to you.
5. The agent is not familiar with the area where you want to purchase your next home.
Be careful with agents that claim to "specialize" in, you name it, they "specialize." We have helped "specialists" in our area because they had never even been here!! Other more unfortunate buyers, have paid the price of hiring an agent that doesn't have a clue.
Trying to be all things to all people is the easiest way to make everyone a "looser". If we don't know or do not service an area, we will tell you. If you allow us, we'll recommend you to someone who does. It is the very best we can do for you.
